The video shows a new holiday property with DHF BASIC: €24.90 excluding VAT or €29.63 including VAT per month, plus a one-off partner setup fee of €45.00 excluding VAT or €53.55 including VAT.
A dedicated website for one property costs an additional €29.90 excluding VAT per month. A 12-month website term incurs a setup fee of €249.00 excluding VAT; with a 24-month term, this website setup fee is waived. The partner setup fee still applies.
The example combines BASIC, a website for one property with a 24-month term, and thueringen.info: €69.80 excluding VAT or €83.06 including VAT per month in total, plus €45.00 excluding VAT or €53.55 including VAT as a one-off fee. Gross amounts include 19% VAT. The selected digital commission model additionally charges 10% commission excluding VAT, plus VAT, on digital system revenue; this variable commission is not included in the totals.
Other optional extras include visibility services, guest reviews, reels and logo or wordmark design. After entering contact and property details, review your selection. Collaboration: commission or exclusive management
The following billing models are alternatives. Together we will agree which model suits your property.
Commission model
10% commission
Market digitally, stay independent. Your property is offered and booked digitally through our website and connected booking portals. On revenue generated digitally through our system, we charge 10% commission excluding statutory VAT, plus VAT.
You benefit from our online presence and booking technology while remaining free to market your property yourself and accept your own bookings.
Digital distribution only: Direct sales by DHF, such as bookings arranged in person, by phone or by email, are not part of this model.
Exclusive management
Fixed owner terms
Alternatively, we manage your property exclusively under individually agreed fixed owner terms.
Your benefits: Marketing and agreed management from one provider, a personal contact and less coordination on your part. Fixed owner terms provide a clear basis for settlement.
No additional 10% commission. Existing agreements remain applicable.
The contract model and booked support or additional services are recorded in your individual agreement. One-off setup for new partners: €45 excluding statutory VAT, plus VAT.

Terms, setup and allocation of positions
All visibility prices are per property, excluding VAT. Monthly visibility services: minimum 3 months, then cancellable monthly with one month's notice. Packages with reviews incur a one-off setup fee of €49.
6-month package: The review module setup fee is waived. Premium for 6 months also includes one reel.
Positions are subject to availability; paid positions are marked as advertising. No specific reach or number of bookings is guaranteed.
Contract, annexes and the next step
The basis is the 2027 marketing and management contract with the completed order sheet and two annexes: Annex 1 records remuneration, commission, settlement and costs. Annex 2 covers the property, cleaning, linen, handover and other management tasks.
The online calculator is for your non-binding preliminary selection. We then agree all prices, services, terms and property conditions with you. You receive the complete individual contract documents before commissioning us.
How the contract is formed: after discussing and agreeing everything, you commission the fully agreed services. We accept your order through a separate confirmation matching the agreed content. You then receive the invoice. Changes to prices or conditions require your consent again.
Guest bookings currently run through Smoobu. The offers from January 2027 describe the planned management in HUGO. The price calculator does not change existing guest bookings.
