Two sets of terms apply to bookings with DH Ferientraum Thüringen. Which applies depends on who is booking: private holiday guests will find their terms in the first section; companies, work crews and business clients in the second.

Both versions apply from September 2026. Property-specific details, price lists, offers and booking confirmations take precedence over these terms in individual cases.

General booking and accommodation terms for private guests

for private guests in holiday apartments and holiday homes

Please note: property-specific details, price lists, offers and booking confirmations take precedence over these general terms in individual cases.

1. Scope and contracting parties

These general booking and accommodation terms apply to contracts with consumers for temporary tourist accommodation in holiday apartments, holiday homes and apartments provided by DH Ferientraum Thüringen, Denny Heim, Wasserwerkstraße 10, 98553 Schleusingen / Erlau district. Individual arrangements in the offer or booking confirmation, together with the services and prices specified for the booked property, take precedence. For bookings through booking platforms, the terms validly agreed there also apply.

2. Conclusion of the contract and scope of the booking

The accommodation contract is concluded upon binding confirmation of the booking. The booked property, travel dates, number of guests, price and expressly confirmed additional services are decisive. The person making the booking informs all accompanying guests of the terms applicable to the stay.

3. Prices, additional charges, tourist tax and registration details

For private guests, the agreed prices are stated inclusive of statutory VAT . Additional services are charged only if specified in the offer, price list or booking confirmation. Locally required charges such as spa tax, local tourist tax, tourism levies or accommodation tax are payable in addition unless expressly included in the confirmed total price. Where statutory or municipal registration obligations apply at the accommodation location, the required registration forms or guest details must be provided completely and truthfully . Evidence of exemptions or reductions must be submitted in good time.

4. Payment

Unless otherwise agreed in the offer or booking confirmation, payment is due as follows: 25% of the total price upon booking and the remaining 75% no later than four weeks before arrival . For short-notice bookings made within four weeks of arrival, the full amount is due as specified in the booking confirmation. Arrival information and any key-safe or access code are provided only after full receipt of all payments due before arrival.

5. Cancellation by private guests

Unless otherwise agreed, the booking can be cancelled free of charge up to and including 30 days before the agreed arrival date . Thereafter, the following flat-rate cancellation charges apply, based on the cancelled accommodation price:

Time of cancellationCharges
29 to 14 days before arrival 50 %
13 to 7 days before arrival 80 %
6 days or fewer before arrival, in the event of a no-show or after the stay has begun 100 %

The guest may provide evidence that no loss or a substantially smaller loss was incurred. Income from

reletting and expenses saved will be deducted.

6. No statutory right of withdrawal

As a rule, there is no statutory right of withdrawal for accommodation services provided on a specified date or during a specified period. The voluntary cancellation policy in section 5 remains unaffected.

7. Arrival and departure

The accommodation is generally available on the day of arrival from 15:00 . Please plan to arrive by 20:00 ; changes must be agreed in advance. On the day of departure, the accommodation must be vacated by 10:00, left swept clean . Early check-in and late check-out require prior confirmation, are subject to availability and may incur an additional charge.

8. Occupancy and use

The accommodation may only be used by the confirmed number of guests. Additional overnight guests or exceeding the maximum occupancy require prior consent. Furniture, inventory, technical equipment and outdoor areas must be treated with care and used for their intended purpose.

9. Bed linen, towels and linen changes

Unless otherwise stated for the property concerned, bed linen and towels are included in the agreed services. Additional linen changes can be booked subject to availability at the price shown in the applicable price list. Textiles must not be used for cleaning work or to remove heavy soiling.

10. Smoking, parties and quiet hours

Smoking is prohibited in all indoor areas. Parties or events beyond the normal use of holiday accommodation require prior consent. Please show consideration for neighbours and other guests. Local, statutory and property-specific quiet hours must be observed. Culpable breaches of the smoking ban, unauthorised parties or serious disturbances during quiet hours that cause additional cleaning, inspection or administrative work may incur a flat-rate additional charge of EUR 100.00 per established incident . The guest may provide evidence that lower or no additional costs were incurred.

11. Ventilation, heating, waste separation and resources

Rooms must be adequately ventilated on a regular basis, particularly bathrooms after showering or bathing. Heating must be reduced during ventilation; heating with windows permanently open must be avoided. Water, electricity, heating and other resources must be used sparingly and responsibly. The property's waste separation rules must be followed. Bulky waste, hazardous substances and commercial waste must not be disposed of with household waste.

12. Pets

Pets are only permitted where the property allows them and the animal has been declared or confirmed at the time of booking. Charges are based on the offer or price list. Any soiling must be removed immediately. The guest is liable under statutory provisions for damage culpably caused by animals.

13. Cleaning and condition on departure

The agreed final cleaning does not release guests from their duty to treat the accommodation with care. On departure, the accommodation must be left swept clean; dishes must be washed or placed in the dishwasher, food and personal belongings must be taken away, and waste must be disposed of according to the instructions. Exceptional cleaning, disposal or restoration work may be charged at actual cost.

14. Damage, keys and access codes

Damage must be reported immediately. Statutory liability rules apply to damage culpably caused by the guest, accompanying guests, visitors or pets brought along. Keys, access cards and access codes must not be passed to unauthorised third parties. In the event of loss, the replacement and security costs actually required may be charged.

15. Barbecues, fire pits and outdoor areas

Barbecues, fire pits and other sources of fire may only be used where permitted at the property concerned. Open fires must be supervised at all times and extinguished completely. Official and weather-related fire bans must be strictly observed.

16. Wi-Fi and technical equipment

Wi-Fi, smart TVs and other technical equipment may only be used lawfully and for their intended purpose. Temporary interruptions to internet, electricity, water or other utilities for which the landlord is not responsible do not give rise to liability regardless of fault; statutory rights remain unaffected.

17. Defects and remedial action

Defects or complaints must be reported immediately to allow an opportunity for inspection and remedial action. Repairs carried out independently or the engagement of third parties at the landlord's expense require prior consent, unless there is a genuine emergency.

18. Liability

DH Ferientraum Thüringen has unlimited liability for intent and gross negligence, as well as for damage resulting from injury to life, body or health. In the event of a slightly negligent breach of essential contractual obligations, liability is limited to foreseeable damage typical of the contract. In all other respects, statutory provisions apply.

19. Extraordinary termination and unavailability

In the event of serious or repeated breaches of contract, the accommodation contract may be terminated extraordinarily subject to statutory requirements. If the booked accommodation cannot be provided, a reasonable, equivalent alternative may be offered. Amounts already paid for services not provided will be refunded; further statutory rights remain unaffected.

20. Data protection and final provisions

Personal data is processed in accordance with statutory requirements for handling bookings, billing, guest communications and compliance with statutory registration obligations. German law applies. Mandatory consumer protection provisions of the country of habitual residence remain unaffected. If a provision is invalid, the statutory provisions apply in its place.

Terms and conditions for business and workforce accommodation

for company bookings, work crews and long-term stays

Please note: property-specific details, price lists, offers and booking confirmations take precedence over these general terms in individual cases.

1. Scope and contracting parties

These terms apply to bookings made by businesses within the meaning of section 14 of the German Civil Code (BGB), legal entities under public law and other business clients, particularly for company, workforce, project and long-term accommodation provided by DH Ferientraum Thüringen. If a private individual books accommodation outside their trade or self-employed professional activity, the terms for private holiday guests apply instead. Individual offers, framework agreements, long-term arrangements and booking confirmations take precedence.

2. Conclusion of the contract, invoicing and scope of the booking

The contract is concluded upon binding confirmation of the booking. An invoice may be issued at the same time as or after the booking confirmation. The confirmed property, period, occupancy, price, payment schedule and booked additional services are decisive. The company making the booking remains the contracting party and is liable for payment unless a transfer of the contract has been expressly agreed in writing. A third party's undertaking to cover costs does not automatically change the contracting party.

3. Prices, VAT, additional charges and local levies

Business rates may be stated as net prices plus statutory VAT or as gross prices. The designation in the offer or invoice is decisive. Additional charges, particularly final or interim cleaning, linen changes, additional guests, parking, pets, special services or long-term services, are charged according to the offer or booking confirmation. Locally required levies such as spa tax, local tourist tax, tourism levies or accommodation tax must be paid unless a statutory exemption applies. Required registration forms and guest details must be provided completely and truthfully ; any necessary evidence of exemption must be submitted in good time.

4. Payment, proof of payment, access and extensions

For company bookings, the booking amount due by the arrival date must generally have been received in full before the accommodation is occupied, unless a different payment arrangement has been confirmed in writing. Alternatively, before arrival, substantiated proof of payment may be provided, showing at least the payer, recipient, amount, booking reference, execution date and a payment status confirmed as executed or irrevocable. A payment instruction alone or a non-binding screenshot without evidence of execution is insufficient. If neither payment nor adequate proof of payment has been received by the due date, DH Ferientraum Thüringen may refuse access to the accommodation until payment or suitable evidence is provided, unless the customer has valid rights of retention. For extensions, unless otherwise agreed in writing, the extension is conditional on the amount due being paid in full before the extension period begins . If payment is not made in time, the reserved extension lapses; the accommodation must be vacated on time by the last fully paid and confirmed departure date.

In particular, weekly or monthly advance payments may be agreed with business customers. The decisive arrangement is always the

confirmed payment schedule.

5. Cancellation by business customers

After binding booking confirmation or invoicing, company bookings cannot be cancelled free of charge, unless expressly agreed otherwise in writing.

Income from reletting and expenses saved will be deducted. The business customer may

provide evidence that no loss or a substantially smaller loss was incurred.

6. Check-in and check-out for business accommodation

The accommodation is generally available on the day of arrival from 16:00 . Different arrival times must be agreed in advance. On the day of departure, the accommodation must be handed back no later than 09:00 , fully vacated and swept clean. Arrival information, including a key-safe or access code, is provided only once the payment requirements in section 4 have been met.

7. Occupancy, employees and changes of team

The accommodation may only be occupied to the extent confirmed. The names or number of employees staying must be provided on request. Changes of employees or teams must be notified in advance where necessary for occupancy, registration details, invoicing or access. The maximum occupancy must not be exceeded. Tools, machinery, construction materials, fuels, hazardous substances or heavily soiled work materials must not be stored or operated in living rooms, bedrooms or communal areas.

8. Swept-clean handover, food, waste and personal belongings

Business and workforce accommodation must be left swept clean on departure. All personal belongings, work clothing, food and other items brought along must be removed completely. Food remnants, rubbish, packaging or other waste must not be left in the accommodation, except for properly separated waste in the designated bins. If the accommodation is not handed back properly and this causes cleaning, clearance, sorting or disposal work beyond the agreed final cleaning, this may be charged as special cleaning or additional work at actual cost .

Particular attention must be paid to correct waste separation. Commercial waste, construction waste, bulky waste and hazardous substances must

not be disposed of through the accommodation's household waste collection.

9. Waste separation, ventilation, heating and resources

The property's prescribed waste separation rules must be followed. Incorrectly disposed of or unsorted waste may incur charges at actual cost where this causes additional work. Rooms must be ventilated regularly, particularly bathrooms after showering or bathing. Heating must be reduced while windows are open; continuous heating with windows open must be avoided. Water, electricity, heating and other resources must be used sparingly and responsibly.

10. Quiet hours, smoking and conduct at the property

Local, statutory and property-specific quiet hours must be observed. Particular consideration must be shown to neighbours and other residents in buildings with multiple households. Smoking is prohibited in all indoor areas. Celebrations, parties and events are not permitted without prior written consent. Culpable breaches of the smoking ban, unauthorised parties or serious disturbances during quiet hours that cause additional cleaning, inspection or administrative work may incur a flat-rate additional charge of EUR 100.00 per established incident . The contracting party may provide evidence that lower or no additional costs were incurred.

11. Bed linen, towels and interim cleaning

Bed linen, towels, linen changes and interim cleaning depend on the services booked. For long-term stays, regular interim cleaning or linen changes may be agreed as a mandatory part of the contract. Textiles must not be used to clean shoes, tools, machinery or heavy work-related soiling.

12. Damage, keys, access codes and inventory

Damage must be reported immediately. Under statutory provisions, the business customer is liable for damage culpably caused by the persons they accommodate, insofar as their conduct is legally attributable to that customer. Keys, access cards and access codes may only be passed to authorised persons staying at the property. In the event of loss, the replacement, security and locking-system costs actually required may be charged.

13. Pets, parking and outdoor areas

Pets are only permitted if expressly confirmed. Charges are based on the offer or booking confirmation. Parking spaces may only be used to the extent confirmed. Vehicles, trailers or work vehicles must not block driveways, emergency routes or neighbouring areas. Barbecue and outdoor areas may only be used in accordance with the property-specific permission and with due regard for fire safety, quiet hours and consideration for others.

14. Wi-Fi and technical systems

Wi-Fi, smart TVs, heating, electrical and other technical systems must be used for their intended purpose. Internet access must not be used for unlawful activities or infringements of rights. Temporary interruptions to utilities or communications for which DH Ferientraum Thüringen is not responsible do not give rise to liability regardless of fault; statutory rights remain unaffected.

15. Access, interim cleaning and prevention of danger

For agreed interim cleaning, maintenance or longer stays, access by employees or appointed service providers may be required after reasonable advance notice. In an emergency, particularly involving water, fire, heating, security or serious building damage, the accommodation may also be entered without prior consent insofar as necessary to avert danger.

16. Defects and remedial action

Defects and complaints must be reported immediately. DH Ferientraum Thüringen must be given an opportunity to inspect and provide an appropriate remedy. Repairs or appointments made independently at the expense of DH Ferientraum Thüringen require prior consent, unless there is a genuine emergency.

Liability for vehicles, tools, work equipment and other items brought onto the premises is governed solely by statutory provisions.

18. Extraordinary termination of the stay

In the event of serious or repeated breaches of contract, particularly non-payment of amounts due, unauthorised overcrowding, serious disturbances, intentional damage, unlawful use or dangers not remedied despite a request to do so, the contract may be terminated extraordinarily subject to statutory requirements. Claims for remuneration and damages remain; expenses saved and reletting will be taken into account insofar as required by law.

19. Unavailability and alternative accommodation

If the booked accommodation cannot be provided, a reasonable, equivalent alternative may be offered. Amounts already paid for services not provided will be refunded; further statutory claims remain unaffected.

20. Data protection and final provisions

Personal data is processed for performance of the contract, billing, guest communications and compliance with statutory registration obligations. German law applies. In dealings with merchants, legal entities under public law and special funds under public law, the registered place of business of DH Ferientraum Thüringen is agreed as the place of jurisdiction insofar as legally permissible. If a provision is invalid, the statutory provisions take its place.
